ABOUT US

Launched in 2023, at the suggestion of Thomasville's Georgia Initiative for Community Housing (GICH) group, TCDC has a mission to improve the quality of life and wealth creation opportunities for Thomasville's underserved neighborhoods. 

TCDC uses a people-first, asset-based approach that builds on the strengths of Thomasville's Traditional Neighborhoods.

WHAT WE DO

Real Estate Development

We develop housing that expands the range of quality, attainable options in infill neighborhoods. 

  • Affordable Rental Housing through the Low-Income Housing Tax Credit Program generally servicing households making 80% or below of Area Median Income. Specializing in adaptive reuse and historic preservation. 

  • Attainable Single-Family Home Ownership opportunities for households making between 80 and 120% of Area Median Income. Specializing in infill and neighborhood redevelopment.

Financial Capacity Building

Through our lending arm, InvestTVL, we provide capital and support that help local people participate in neighborhood investment and build wealth.

  • Financial Coaching and Technical Assistance to build home buyer pipelines and increase neighborhood-based housing developers. 

  • Affordable construction and development loans to decrease home costs

Neighborhood Assistance

We invest in existing residents, properties and neighborhood priorities so revitalization benefits the people already there.

  • Home and Business Improvement Grants
