1. Introduction & Purpose


The Thomasville Community Development Corporation (TCDC) is inviting qualified local real estate agents or brokerage firms to submit a Statement of Qualifications (SOQ) for marketing and selling newly constructed homes in the Historic Stevens Street Neighborhood in Thomasville, Georgia.


These homes are being developed specifically for local workforce families and first-time homebuyers seeking homeownership opportunities. TCDC is committed to revitalizing traditional neighborhoods, supporting equitable development, and ensuring that long-time residents and working families have pathways to homeownership.

 

2. Project Overview


Location: Historic Stevens Street Neighborhood, within the City of Thomasville Urban Redevelopment Area (URA)

Developer: Thomasville Community Development Corporation (TCDC)

Housing Type: Newly constructed, high-quality workforce homes (approximately 1,200 sq. ft., 3-bedroom, 2-bath)

Target Buyers: Local workforce families and first-time homebuyers.

 

3. Scope of Services


- Listing and marketing TCDC-developed homes on MLS and other platforms

- Developing and implementing a marketing and outreach strategy targeting local workforce families

- Hosting open houses, private showings, and community outreach events

- Screening potential buyers and guiding them through pre-qualification and closing processes

- Coordinating with TCDC staff, local lenders, and community partners

- Upholding Fair Housing standards and TCDC community values

- Providing regular progress and activity reports to TCDC

 

4. Selection Criteria


TCDC will select agents or firms based on the following qualifications:

- Active Georgia Real Estate License in good standing

- Demonstrated experience selling workforce or affordable housing

- Familiarity with Thomasville’s real estate market and URA neighborhoods

- Proven success assisting first-time buyers

- Clear and strategic marketing/outreach plan

- Competitive commission structure

- Commitment to Fair Housing laws, ethical conduct, and community-focused values

 

5. Submission Requirements (Statement of Qualifications – SOQ)


Interested agents or firms must submit a complete SOQ that includes:

- Cover Letter – Expressing interest and alignment with TCDC’s mission

- Resume or Firm Profile – Including years of experience, service area, and team members

- Relevant Experience – Summary of similar projects, especially workforce or affordable home sales

- Sample Marketing Plan or Materials – Example MLS listing, social media strategy, or outreach plan

- Proposed Commission Structure and Fee Schedule

- Community Commitment Statement – Brief description of experience working with community-based projects, underserved buyers, or nonprofit partnerships

- References – At least two professional references from recent clients or partners

 

6. Evaluation & Selection Process


TCDC will evaluate submissions using the following process:

- RFQ issued to local real estate agents or firms

- SOQ submissions received by deadline

- Interviews (if necessary) with top candidates

- Selection and notification of awarded agent/firm

- Execution of Agreement for Services
