Thomasville Community Development Corporation (TCDC) recently purchased two adjacent lots in the Stevens Street Historical District and plans to have four homes built on this site in 2025. These homes will be constructed by four local residential home builders. TCDC’s goal is to have these builders work together as a team to keep the cost of these homes attainable and affordable.
Also to keep these homes priced to sell, TCDC is requesting that the City of Thomasville approve our request for a zoning change from R-1 residential to Downtown Edge. The Downtown Edge is a recent addition to Thomasville’s zoning classifications. According to the city’s municipal code it “is primarily characterized by a mix of commercial and residential building types that are compatible with Thomasville’s traditional neighborhoods. Buildings include pedestrian-oriented frontages with access via porches, stoops, and forecourts.” This zoning change to Downtown edge will allow TCDC to build new lots and houses similar in size and scale to the historic Stevens Street neighborhood, which the current R-1 zoning will not allow.
TCDC will use this property for only residential and apply the smaller setback requirements, provided by the Downtown Edge classification, to allow for four homes to be built on this land at attainable and affordable prices.
